Guest photography loves matt black taps and polished marble floors. Nightly operations love neither unless they were specified for abuse.

Housekeeping chemicals etch calcareous stone. Luggage wheels polish a structured porcelain into a slip problem. PVD finishes on brassware vary wildly in real salt-spray life. Decorative lighting with non-replaceable drivers becomes a capital cost when the first guestroom fails.

None of this is an argument against beautiful rooms. It is an argument for writing the maintenance reality into the finishes package: honed rather than polished in wet lobbies, porcelain with a documented pendulum value in entries, hardware with a finish that matches the coastal or pool-adjacent air, and lighting with spare shades and accessible drivers.
